Before you submit

Common questions

Does submitting run my credit?

No. The form doesn't pull credit. A lender may run credit later, only after you decide to move forward with their terms.

Is there a fee to submit?

No. K3 Ledger charges no upfront fees. Lender costs like the appraisal are spelled out on the term sheet before you commit.

Can I submit more than one deal?

Yes. Fill out the form for your main deal and list the others at the end. If one property needs more than one loan, like a bridge into a DSCR refinance, check both loan types.

Can I submit a deal that isn't under contract yet?

Yes. Send what you have and note where you are in the process. Early numbers help us tell you what leverage is realistic before you make an offer.

What if my numbers are above the program limits?

Submit it anyway. Limits depend on experience, liquidity and the property, and some lenders go further. We'll tell you what's realistic.

Do you lend on owner-occupied homes?

No. These are business-purpose loans on non-owner-occupied investment property only.

Rather just email it?

Send the address, price, rehab, ARV and loan amount. That's enough for us to start.
